THE VALUE OF A PRE-LISTING HOME INSPECTION


In today’s video, I am onsite for a home inspection and a pest inspection on an upcoming listing. It seems like the perfect opportunity to discuss the benefits of pre-listing inspections.


AS A SELLER, HOW DOES A PRE-LISTING INSPECTION BENEFIT ME?


Isn’t that the Buyers responsibility?


The reality is in today’s fast-moving market it is important for both the Buyer and the Seller to understand the condition of a home and this knowledge is best discovered before a home hits the market.


Why would that be the case?


The Seller can choose to make necessary repairs, if desired, but at the very least the Buyers have access to all the information possible regarding the property, leading to a smoother transaction.


Of course, Buyers may still request their own inspections, but it’s better to have everything on the table for a positive transaction from start to finish. When a Buyer understands potential future repairs and offers accordingly, they can move forward with confidence. And the Sellers can feel more confident that there won’t be unexpected surprises during the escrow process.
